बीते साल के किए गए सर्वे के आधार पर गाइडलाइन दर तय की जाएगी, हालांकि विभाग बीते वर्ष की गई रजिस्ट्री का रिपोर्ट भी तैयार कर रहा है। विधानसभा रोड, एक्सप्रेस-वे के आसपास सहित जिन इलाकों में ज्यादा रजिस्ट्रियां हुई हैं, वहां की गाइडलाइन दर बढ़ाई जा सकती है।

तीन साल से नहीं बढ़ी दर
पिछले तीन साल से रायपुर में कलेक्टर गाइडलाइन की दर तय नहीं हो पाई है। बताया जाता है कि सर्वेे में यह तय हो गया है कि किस इलाके की जमीन की मांग अधिक है और इसी के आधार पर ही कलेक्टर गाइडलाइन का रेट तय किया जाएगा।

यहां की जमीन हो सकती है महंगी
रायपुर में 70 वार्ड हैं, इनमें सबसे अधिक विधानसभा रोड, एक्सप्रेस-वे के आसपास की गाइडलाइन दर बढ़ाई जा सकती हैं। परिसीमन के बाद शहर में लगभग सभी वार्डों की सीमा बदली है, लेकिन शहर के करीब 35 वार्ड ऐसे हैं, जहां प्रापर्टी की नाप अलग-अलग दिशाओं और लैंडमार्क से होगी। पंजीयन विभाग के महानिरीक्षक धर्मेश साहू के मुताबिक सर्वे के लिए पहले ही सर्कुलर जारी किया जा चुका है।

कमल विहार, स्वागत विहार के आसपास, बोरियाखुर्द, सड्डू एरिया की स्वर्ण भूमि, वार्ड नंबर 26, सफायर इन वार्ड 26, वार्ड 27 की सिटी आफ ग्रीन, वार्ड 26 के कैपिटल सिटी इलाके में, वार्ड 28 की सिटी आफ ड्रीम इलाके में, वार्ड 45 में मेट्रो हाइरस, शहर के घने क्षेत्र जैसे जयस्तंभ चौक, सदर बाजार, मालवीय रोड, एमजी रोड, कोतवाली चौक, देवेंद्रनगर, डीडी नगर, शंकरनगर, मौदहापारा, बैजनाथपारा, अवंति विहार, सेजबहार, सरोना, बिरगांव, चंदनीडीह, तरुण नगर मोवा, कचना, संतोषी नगर, पचपेड़ीनाका, रिंग रोड, मठपुरैना, भाठागांव, कुम्हारपारा, शीतलापारा, ट्रांसपोर्टनगर , रामसागरपारा, फाफाडीह और खम्हारडीह आदि इलाकों में पहले से ही जमीन महंगी है, इन इलाकों में रजिस्ट्री कराने के लिए मोटी रकम देनी पड़ेगी। अन्य क्षेत्रों में गाइडलाइन दर बढ़ सकती है।
